Ready, Set, SELL!!!
This week has been very busy for me, actually this past month in general. Busy for a top producer is a standard procedure, but what I have seen, done and accomplished this past month is astonishing. I'm not a fortune teller, nor forecaster, but my experience has lead me to believe that 2013 in NJ real estate is going to be a good year.
While mortgage rates remain low and there is a consistent amount of good properties available for purchase, Central New Jersey boasts excellent schools, easy transportation to NYC and in general, a great environment for families.
Although, after viewing forecast-chart.com: I noticed that predictions were of a mild decline - 2.34 is expected in residential real estate prices for 2013. According to forecast-chart, this suggests that appreciation rates over the next year for New Jersey Real Estate could easily end up anywhere between 1.78% and -6.47%.showing September 2013 at a rate of 2.34 percent while appreciation value will range between 3- 8 percent, as directly quoted from this source.
While this may not seem exceedingly promising to the "layman" at least not statistically speaking, what we need to look at are these rates in comparison to the past few years. After reading a vast amount of articles on other various real estate sites such as trulia and kiplinger.com; they all are agreeable to an optimistic forecast for New Jersey real estate.
We are now finally “Correcting the Correction." - coined by Alex Villacorta, director of research and analytics for Clear Capital what this means according to Mr. Villacorta, is that The benchmark of affordability (the ratio of median home price to median family income) stands at 3.0—right at the historical average and up a tad from 2011. Another measure, the percentage of monthly family income consumed by a mortgage payment (principal and interest, using a mortgage rate of 4%) is 14%, up slightly from 2011, when it was 12%.
So what does this all mean to me -and to you, the consumer? Well for starters, my phone is ringing, ringing so much that I am in the process of hiring a second assistant. Buyers are out , and in bulk. My normal 10 hour work days have progressed to 14 hours. This is all good- VERY good. Traffic for home searches on all of my websites has almost doubled and I’m spending twice as much on gas then I usually do. Buyers call in the morning, buyers call all day, buyers email me frequently and buyers are in my car more now than ever before. If you are a seller, my advice is to jump on the band wagon while the goings are good-great actually! Take advantage of this surge. I am not a predictor; I only speak what I see. And what I see is an amazing amount of growth.

IVE GOT YOUR NUMBER
I just recently experienced my first numerology reading. Interestingly enough, it made a whole lot more sense then I anticipated it too. Just like many others I am very skeptical about these type of services including, but not limited to psychics and fortune telling. But there is purpose to numbers as I have learned and if anything other then just pure enjoyment; lets take a look at numerology and your address. More so, the number of the home that you live in.
As quoted directly from wikipedia, numerology is described as follows: Numerology is any study of the purported divine, mystical or other special relationship between a count or measurement and observed or perceived events. It has many systems and traditions and beliefs. Numerology and numerological divination by systems such as isopsephy were popular among early mathematicians, such as Pythagoras, but are no longer considered part of mathematics and are regarded as pseudomathematics/pseudoscience by modern scientists. Similar to horoscopes "making" sense and being derived from a particular method, Numbers can be translated into several factors that can describe patterns, predictions , relationships, events, personalities and the relationship between the above mentioned.
So on that note lets take a simple look into your house number, and see if it translates into something more meaningful then just a number itself.
We start by reducing double digits into single ones like below.
I live at 86 Club Way (simply add) 8+6= 14
keep turning the result into an equation by adding it until you reach a single digit
(from 14) you get the equation 1+4 = 5
5 is my single digit
For my home the following applies:
NUMBER FIVE homes are busy social centers that draw people in comfortably and have a sense of romance, charm , family, and children oriented activity. Its A Beautiful Life
On January 7, 1947, almost a decade prior to my birth, "Its A Wonderful Life", produced by Frank Capra was released. Even with its age, its recognition as a classic is profound. Jimmy Stewart played George Bailey, the main character, and it was his character that significantly touches the lives of each and every person in his little town called Bedford Falls.
The story line left me and I'm sure many others reflecting upon its meaning and its affect in our own personal lives. I can't even recall on two hands how many times I watched it. But I do remember that during each viewing I was so certain that my life had such great meaning and that life in itself was the greatest gift of all.
Obviously if I am taking the time out to write about this subject then it would be quite apparent that I am recommending you watch it as well, if you haven't done so already. In a nutshell, the story goes as follows...-
George Bailey, a kind and generous man, has given so much of himself that he neglects his own needs and desires. One of his wishes, aside from the obvious one of needing more quality time with his family was to travel, but this fantasy continuously gets interrupted due to his work ethics and commitment to his inherited and modest building and loan company. This opportunity was given to him by his kind father, whom he respectively did not want to disappoint.
The biggest competition George encounters is protecting his business from falling prey to Mr. Potter, a wealthy, scrooge-like character that is motivated to take over the town of Bedford Falls. Due to a serious error made by his uncle Billy, on Christmas Eve, George finds himself and the business in jeopardy. Billy had meant to deposit 8000 dollars into the bank, and then loses it. Ironically Mr. Potter finds it and unsurprisingly withholds it knowing that it just gave him even more power, enough power so to see George’s business collapse and further legal ramifications if the money is not returned to the bank before the bank examiner notices it missing. Now Potter finally has the power to take over the town, but what devastates George more is the effect of these consequences on his wife and children.
George begins to believe that suicide is a way out and he truly was better off dead under these circumstances. With that thought he attempts suicide, but is interrupted by an angel named Clarence who guides him through a lesson of what life might be like in Bedford Falls without George Bailey. This journey becomes mutually beneficial because if Clarence can prove to George his self worth then he can earn his wings.
In order for Clarence to earn his wings, he had to show George Bailey how important his life is because if George Bailey didn’t exist, his brother would have drowned in the ice pond and would have brought sorrow to many. If George Bailey didn’t have life, he would not have made the pharmacist aware of his mistake of prescribing the wrong medicine and a life would have been lost that would have brought more sorrow and pain into other lives along with the pharmacist job and reputation in jeopardy. George Bailey, you and me, and our life, is so important to everyone else’s life.
The inspiring lesson that George learned through this journey was that his sacrifices created a life more meaningful, a "wonderful life". The beauty of giving made his dreams that he thought were lost even more valuable. And that his life was wonderful by being surrounded by people that he had such an impact on. Knowing his effect was a gift in itself. There was a reason for failure, without it life's course would be thrown off track.
In our own personal journey with life, and as the sole driver, we must always remember our influence, our importance to the people around us. In life we have failures, adversity and obstacles. You may lose money in retirement/stock markets, lose your job, be diagnosed with a dreadful disease, get divorced or become disabled. When these things happen, while upsetting, it’s part of life, your life plan. Total happiness and success does not arrive without obstacles or failures. Rather than self pity and anger, realize that you are a beautiful person living a beautiful life in a beautiful world. These obstacles and set backs are just part of the journey. Accept that and always know what your purpose is. Your purpose is to be happy in this wonderful world. So I say to you my friend, it’s a wonderful life! and lets share it together.

On a POsitive nOte
My wife said to me the other day
“Honey, I feel like I’m getting sick.”
Immediately my response was “don’t
think like that because you will get sick.”
The truth of the matter is that your
thoughts materialize. And recognizing
this is an important step in success.
If I could share just one thought, one
thing, one belief with my family, friends
and work associates it is this point, and
my belief in the power of visualization.
The greatest gift that I so desire to share.
You see the truth to success is quite
simple. All you need is a burning desire,
a fire from within. By this I mean to be so

Ready, Set, SELL!!!
STEP 1 – PRICING
Pricing your home competitively is the most important factor when getting ready to list it. I will provide you with comparable sales within your neighborhood within the last three months and explain why some sold quicker then others, why some are more costly or less expensive. In this market you must take into consideration the cost of maintaining your home, your mortgage, utilities and tax expenses. This must be taken into account for each additional month a home hasn’t sold.. Our goal is to avoid this scenario altogether. I will help you detach from your emotions and realize the facts surrounding the sale. Heck, any sales agent can agree to list your house at the price you want it to sell - but the reality is, if the price isn’t competitive, your home won’t sell. Time is money and trying to sell an overly priced house will cost us valuable time. Being realistic can translate into being optimistic.
STEP 2 - PREPARING FOR SALE
I don’t just list your home. I sell your home. I, too, get paid when your house sells. So it is of mutual benefit for me to offer my unbiased advice and help you prepare for the showing of ‘our’ home. Together we will come up with a conclusion for highlighting your home's strengths and downplaying its weaknesses. That’s the first step for marketing in this ‘not so seller- friendly market.' Together we will work as a team in preparing your home to sell I will do a detailed walk through with an assistant and give you a checklist based on your budget and time concerns. If necessary I can provide an assistant to overlook your small and large investments and oversee improvements.

This is achieved through advertising, open-houses, the multiple listings of your home through various websites and networking with other dedicated sales agents. Your home will appear on all popular internet listings such as realtor.com, harmonhomes.com, homegain.com, craigslist.com,, backpage.com and many more including print ads in local papers. . The more exposure; the better our chances are of selling accurately and quickly. Your home will also have a video tour that will be networked through viral marketing to further entice buyers.
STEP 4- SIT BACK, RELAX AND LET JAMES TAKE CARE OF THE REST
Well don’t sit too much. Keep your home clean and available for buyers. The rest will be my concern. When the time is right I can also refer you to lawyers, movers, and all assist with your other needs associated with a smooth closing.

If you can afford to update yours, it will certainly yield you a higher chance of a sale and a return on its investment. If you cannot afford to update the entire kitchen, then simply updating the appliances and de-cluttering (cleaning the surfaces) to make more room will be beneficial. Painting, sanding and/or staining older cabinets can make them look new again. Buyers look at the kitchen as the central focus of a home - a place where families share the most quality time together.Space is another important factor. The goal here is to create a flow and show off your homes square footage. In order to create more space we must start packing and organizing. Too much clutter doesn‘t allow a buyer to visualize and ‘place’ his own belongings in your home. Usable space is desirable and counts dollar for dollar. Keeping the home ’neutral’ also provides a visual palette for the buyers to imagine their own belongings situated. Basic paint and neutral colors open up and generalize the surroundings. This includes flooring. Get rid of the ‘kelly’ green carpets and replace carpeting yourself utilizing stores such as home depot or Loewes for neutral carpets, tiles or flooring.Make your house as updated as possible within your budget. Remember one of the first questions a consumer considers is how much work is entailed to have this home functional within their tastes. Bathrooms hit a strong chord after the kitchen has been observed. If your toilet, sink and vanity are old, it's time to replace, paint or re-finish. Simple items such as a shower curtain, drapes, and curtains can make a tremendous difference as wellLast but not least, think curb appeal. Your homes appearance should be equally distributed inside and out. You will get drive by’s interested your home. And you want the outside appearance of your home to be desirable enough to lure potential buyers inside. Small projects can reach out and allure your prey. Trimming bushes, weeding, planting perennials and even watering a fresh cut lawn all show pride of ownership

projects and is responsible for the management of the firm. Mike's industry
background includes over 20 years experience in the civil engineering field
inclusive of executive level responsibilities in Marketing and Project

B.S. Degree in Civil Engineering from University of Maine and a Master of

To All My Valued Employees,
There have been some rumblings around the office about the future of this
company, and more specifically, your job. As you know, the economy has
changed for the worse and presents many challenges. However, the good news
is this: The economy doesn't pose a threat to your job.
What does threaten your job however, is the changing political landscape in
this country. Of course, as your employer, I am forbidden to tell you whom
to vote for - it is against the law to discriminate based on political
affiliation, race, creed, religion, etc.
Please vote for who you think will serve your interests the best. However,
let me tell you some little tidbits of fact which might help you decide what
is in your best interest. First, while it is easy to spew rhetoric that
casts employers against employees, you have to understand that for every
business owner there is a back story.
This back story is often neglected and overshadowed by what you see and
hear. Sure, you see me park my Mercedes outside. You saw my big home at last
years Christmas party. I'm sure all these flashy icons of luxury conjure up
some idealized thoughts about my life. However, what you don't see is the
back story.
I started this company 12 years ago. At that time, I lived in a 300 square
foot studio apartment for 3 years. My entire living space was converted into
an office so I could put forth 100% effort into building a company, which by
the way, would eventually employ you.
My diet consisted of Ramen Pride noodles because every dollar I spent went
back into this company. I drove a rusty Toyota Corolla with a defective
transmission. I didn't have time to date. Often times, I stayed home on
weekends, while my friends went out drinking and partying. In fact, I was
married to my business -- hard work, discipline, and sacrifice.
Meanwhile, my friends got jobs They worked 40 hours a week and made a modest
$50K a year and spent every dime they earned. They drove flashy cars and
lived in expensive homes and wore fancy designer clothes. Instead of hitting
Nordstrom's for the latest hot fashion item, I was trolling through the
Goodwill store extracting any clothing item that didn't look like it was
birthed in the 70's.
My friends refinanced their mortgages and lived a life of luxury. I,
however, did not. I put my time, my money, and my life into a business ---
with a vision that eventually, some day, I too, will be able to afford these
luxuries my friends supposedly had.
So, while you physically arrive at the office at 9 am, mentally check in at
about noon, and then leave at 5 pm, I don't. There is no "off" button for
me. When you leave the office, you are done and you have a weekend all to
yourself. I unfortunately do not have the freedom. I eat, ****, and breathe
this company every minute of the day. There is no rest. There is no weekend.
There is no happy hour. Every day this business is attached to me like a 1
day old baby.
You, of course, only see the fruits of that garden -- the nice house, the
Mercedes, the vacations... You never realize the back story and the
sacrifices I've made. Now, the economy is falling apart and I, the guy that
made all the right decisions and saved his money, have to bail out all the
people who didn't.
The people that overspent their paychecks suddenly feel entitled to the same
luxuries that I earned and sacrificed a decade of my life for. Yes, business
ownership has its benefits but the price I've paid is steep and not without
wounds. Unfortunately, the cost of running this business, and employing you,
is starting to eclipse the threshold of marginal benefit and let me tell you
why:
I am being taxed to death and the government thinks I don't pay enough. I
have state taxes. Federal taxes. Property taxes. Sales and use taxes.
Payroll taxes. Workers compensation taxes. Unemployment taxes. Taxes on
taxes. I have to hire a tax man to manage all these taxes and then guess
what? I have to pay taxes for employing him. Government mandates and
regulations and all the accounting that goes with it, now occupy most of my
time. On Oct 15th, I wrote a check to the US Treasury for $288,000 for
quarterly taxes. You know what my "stimulus" check was? Zero. Nada. Zilch.
The question I have is this: Who is stimulating the economy? Me, the guy who
has provided 14 people good paying jobs and serves over 2,200,000 people per
year with a flourishing business? Or, the single mother sitting at home
pregnant with her fourth child waiting for her next welfare check?
Obviously, government feels the latter is the economic stimulus of this
country. The fact is, if I deducted (Read: Stole) 50% of your paycheck you'd
quit and you wouldn't work here. I mean, why should you? That's nuts. Who
wants to get rewarded only 50% of their hard work? Well, I agree which is
why your job is in jeopardy. Here is what many of you don't understand .. to
stimulate the economy you need to stimulate what runs the economy. Had
suddenly government mandated to me that I didn't need to pay taxes, guess
what? Instead of depositing that $288,000 into the Washington black-hole, I
would have spent it, hired more employees, and generated substantial
economic growth. My employees would have enjoyed the wealth of that tax cut
in the form of promotions and better salaries. But you can forget it now.
When you have a comatose man on the verge of death, you don't defibrillate
and shock his thumb thinking that will bring him back to life, do you? Or,
do you defibrillate his heart? Business is at the heart of America and
always has been. To restart it, you must stimulate it, not kill it.
Suddenly, the power brokers in Washington believe the mud of America are the
essential drivers of the American economic engine.
Nothing could be further from the truth and this is the type of change you
can keep. So where am I going with all this? It's quite simple. If any new
taxes are levied on me, or my company, my reaction will be swift and simple.
I fire you. I fire your co-workers. You can then plead with the government
to pay for your mortgage, your SUV, and your child's future. Frankly, it
isn't my problem any more. Then, I will close this company down, move to
another country, and retire.
You see, I'm done. I'm done with a country that penalizes the productive and
gives to the unproductive. My motivation to work and to provide jobs will be
destroyed, and with it, will be my citizenship.
While tax cuts to 95% of America sounds great on paper, don't forget the
back story: If there is no job, there is no income to tax. A tax cut on zero
dollars is zero So, when you make decision to vote, ask yourself, who
understands the economics of business ownership and who doesn't? Whose
policies will endanger your job? Answer those questions and you should know
who might be the one capable of saving your job. While the media wants to
tell you "It's the economy Stupid" I'm telling you it isn't.
If you lose your job, it won't be at the hands of the economy; it will be at
the hands of a political hurricane that swept through this country,
steamrolled the Constitution, and will have changed its landscape forever.
If that happens, you can find me in the South Caribbean sitting on a beach,
retired, and with no employees to worry about.

How to protect your e-mail address book
A computer repairman says this is like having gold.
This is a good thing.
I learned a computer trick today that's really ingenious in its simplicity.
As you may know, when/if a worm virus gets into your computer
it heads straight for your email address book,
and sends itself to everyone in there,
thus infecting all your friends and associates.
This trick won't keep the virus from getting
into your computer, but it will stop it from using your address book
to spread further, and it will alert you to the fact that the worm has
gotten into your system.
Here's what you do:
First, open your address book and click on
'new contact,'
just as you would do if you were adding
a new friend to your list of email addresses.
In the window where you would type your
friend's first name, type in'A'.
For the screen name or email address,
type AAAAAAA@AAA.AAA
Now, here's what you've done and why it works:
The 'name 'A' will be placed at the top of your address book
as entry #1.
This will be where the worm will start
in an effort to send itself to all your friends.
When it tries to send itself to AAAAAAA@AAA.AAA,
it will be undeliverable
because of the phony email address you entered.
If the first attempt fails
(which it will because of the phony address),
the worm goes no further
and your friends will not be infected.
Here's the second great advantage of this method:
If an email cannot be delivered,
you will be notified of this in your In Box almost immediately.
Hence,
if you ever get an email telling you that an email addressed toAAAAAAA@AAA.AAA could not be delivered,
you know right away that you have the worm virus
in your system.
You can then take steps to get rid of it!
Pretty slick huh?
If everybody you know does this
then you need not ever worry about opening mail from friends.
DO IT NOW and pass this on to all your friends.
The early bird gets the worm, but the second mouse gets the cheese
